Three perspectives are at the center of research and development needs, which are particularly emerging at the interfaces between these areas: 

 

Living as offer and product in the connection of different spatial scale levels from the apartment via the house and the housing estate into the quarter

The concept of sustainable development must be carefully adjusted for housing in relation to the system boundaries: Housing is a holistic package of quantities and qualities, from the apartment to the neighborhood - portfolio development and new construction are in close interplay. Integrated approaches are required to further develop housing as a product and thus to establish, stabilize and strengthen places and quarters. The design possibilities exist on various levels and include concepts for mixed use, for residential offers and services, mobility, open spaces, and neighborly support. The questions of adaptability and resilience must also be developed in the interaction of these levels. New possibilities of prefabrication and automation in the construction process are closely related to questions of economy and affordability.

The practice of housing and the processes of use through various target groups and the associated spatial and temporal dynamics

Housing markets and economic as well as social spatial processes are influenced by large-scale demand and use dynamics within and between the regions as well as by the small-scale development of attractiveness at the neighborhood level. Diverse forms of cohabitation, pluralization of lifestyles, the increase in single households, the progressive aging of society, increasing commuter distances and multi-locality are strong drivers that influence residential location decisions and living preferences. In many cities and regions, the dangers of displacing low-income demanders and of marginalizing structurally weak areas are clearly visible. It is therefore important to create accurately fitting offers and to recognize the "slumbering" demand of a society that continues to differentiate itself, in order to develop places and quarters at different locations in a targeted manner.

The processes of conception, planning and realization of housing, providing, access and long-term operation of housing as well as the regulation of housing

The development of housing along the various dimensions including cohabitation, long-term good, sustainable lifestyles, building culture and identity can only succeed by linking different process levels and the associated markets. Housing market, land market, financial market as well as the markets for planning and construction services interact closely with each other, at the intersections conflicts of objectives and dysfunctions become apparent. The motives, action strategies and regulatory options of the various players show asymmetries. Central course settings for housing are set in the "Phase Zero" of the basic conception including the identification of actors and support models as well as after completion in the "Phase Ten" of the operation and maintenance of existing buildings and the development of neighborhood and living together.
